How is home-loan EMI calculated?

EMI is calculated from the loan principal, annual interest rate and repayment tenure. The calculator uses the standard reducing-balance EMI formula.

EMI = P × r × (1+r)n ÷ ((1+r)n − 1)
02

What changes your EMI?

  • Loan amount: a larger loan means a larger EMI.
  • Interest rate: even a small rate change can materially affect interest.
  • Tenure: longer tenure lowers EMI but usually increases total interest.
03

Smart ways to manage your loan

  • Compare rates before choosing a lender.
  • Keep an emergency buffer before increasing your EMI.
  • Use bonuses or windfalls for part-prepayment when suitable.
GOOD TO KNOW

Home loan planning, made simple

Use this calculator to compare different loan amounts, rates and tenures before you shortlist a property.

Is the EMI fixed for the whole loan?

This estimate assumes the selected interest rate stays unchanged. Actual EMIs can vary for floating-rate loans when the lender changes the rate.

Does a longer tenure always cost more?

Usually, yes. A longer tenure generally reduces the monthly EMI but increases the total interest paid over the life of the loan.

Can I use this for any property?

Yes. Enter the loan amount you expect to borrow. For a more complete budget, also consider stamp duty, registration, taxes, insurance and lender-specific charges.

Disclaimer: This calculator provides an illustrative estimate for planning and comparison. Actual EMI, interest, processing fees, taxes and other charges depend on the lender, loan product and your eligibility.
